Duane Buziak Teaches: Ashland VA FHA Purchase Guide for First-Time Buyers

An Ashland VA FHA purchase can be the practical answer when you have solid income but do not have a huge down payment sitting in savings. For many first-time buyers in Ashland and Hanover County, the question is not whether they can afford a monthly payment. It is whether a credit score, student loans, or cash needed at closing will stop them before they start. FHA financing was built for that gap, but the details matter.

I am Duane Buziak, Mortgage Maestro and an independent mortgage broker with Coast2Coast Mortgage LLC, NMLS #1110647. My job is to make the numbers plain, compare options from wholesale mortgage sources, and help you avoid choosing a loan program based on a headline alone.

Why an FHA Purchase Can Work in Ashland, Virginia

FHA is a government-insured mortgage program designed to make homeownership more reachable for buyers with moderate savings or less-than-perfect credit. It is not automatically the cheapest financing. It can, however, be the right financing when a conventional loan asks for more down payment, has tougher credit pricing, or creates a higher payment because of its own mortgage insurance structure.

That distinction matters in our local market. A buyer considering an older home near downtown Ashland may have different appraisal considerations than a buyer looking at newer construction near the county line. A family shopping in Mechanicsville may have a different tax and insurance picture than a buyer headed toward Doswell, Montpelier, or Beaverdam. The loan has to fit the home, the contract, and the household budget – not just the advertised rate.

The U.S. Census Bureau reported Hanover County’s 2020 Census population at 109,979. That growth and proximity to Richmond keep competition real for well-priced homes. A buyer who understands their financing before making an offer can move with more confidence and fewer last-minute surprises.

FHA Basics Without the Sales Talk

With FHA, borrowers with a 580 or higher qualifying credit score may be eligible for a 3.5% minimum down payment. Scores from 500 to 579 can require 10% down, and approval still depends on income, debts, property details, and the particular mortgage source’s underwriting rules. A score alone never tells the whole story.

FHA allows gift funds from eligible sources, which can be meaningful for a first home purchase. Sellers can generally contribute toward allowable closing costs and prepaid items, subject to FHA and contract guidelines. If credits, pricing, and eligibility line up, I can also discuss no-out-of-pocket closing options. That does not mean costs vanish. It means the financing structure may allow costs to be covered through a seller credit or a rate-and-cost tradeoff rather than paid from your checking account at settlement.

FHA also includes upfront and monthly mortgage insurance. For buyers comparing FHA against conventional financing, this is where a real side-by-side review earns its keep. A conventional option with a small down payment may win for a borrower with stronger credit. FHA may win when its approval flexibility or payment structure is better for the actual file.

A worked dollar example

Assume you agree to buy an Ashland home for $325,000 and qualify for the 3.5% FHA minimum down payment. The down payment is $325,000 multiplied by 0.035, which equals $11,375. The base loan amount is therefore $313,625.

FHA’s upfront mortgage insurance premium is commonly 1.75% of the base loan. In this example, $313,625 multiplied by 0.0175 equals $5,488.44. If financed, the starting loan amount becomes $319,113.44 before any applicable rounding. That is why saying you are putting 3.5% down does not tell you the full loan balance or payment story.

Now compare the cash needed. If allowable seller credit covers $7,000 of closing costs and prepaid items, and you bring the $11,375 down payment plus another $1,250 for remaining items, the estimated cash to close is $12,625. Without that credit, the same transaction could require $19,625. That $7,000 difference is real math, not a marketing promise. Exact figures depend on the contract, taxes, insurance, title charges, and final disclosures.

The House Must Qualify Too

FHA appraisals look at value and basic property condition. The appraiser is not a home inspector, but obvious safety, soundness, and security concerns can need correction before closing. Peeling paint on an older home, missing handrails, damaged roofing, exposed wiring, or a non-functioning heating system can become negotiation points.

That is not a reason to avoid FHA. It is a reason to write offers with clear expectations. A home that looks charming in photos may need minor repairs before it meets FHA property standards. Your agent, inspector, seller, and broker each play different roles in identifying what needs attention early enough to solve it.

FHA Compared With Other Purchase Choices

FHA should be considered alongside USDA, VA, conventional, and down payment assistance options. Hanover County has areas that may be USDA-eligible, particularly outside more developed corridors, so a buyer looking in Doswell, Montpelier, or Beaverdam should not assume FHA is the only low-down-payment path. Eligible veterans and service members should also compare VA financing, which can offer no-down-payment financing for qualified borrowers. VA cash-out refinancing is available up to 100% LTV when that is relevant later, although that is different from a purchase loan.

ProgramTypical minimum down paymentBest fitKey trade-off
FHA3.5% with qualifying creditBuyers needing flexible credit treatmentUpfront and monthly mortgage insurance
ConventionalCan be as low as 3%Stronger credit and stable financesPricing can be less forgiving for lower scores
USDA0% for eligible properties and householdsQualified buyers in eligible Hanover County areasLocation and household rules apply
VA0% for eligible veterans and service membersQualified military borrowersEligibility and funding-fee rules apply

Dynamo DPA, Turbo DPA, and Homes for Heroes may also be worth reviewing when available and when their repayment, income, property, and program rules fit the transaction. Assistance is useful only when it improves the full picture. A program with help up front can carry a higher rate, a second lien, or conditions that deserve careful review.

Start With Credit Information, Not Guesswork

Many people postpone a home search because they fear a credit inquiry. That is exactly why I offer NoTouch Credit Pull conversations before we decide which formal path makes sense. A soft credit pull mortgage review can help us discuss estimated scores, debts, and possible next steps without starting with a hard inquiry.

If you are searching for a no hard inquiry mortgage pre approval, mortgage pre approval without hard pull, soft pull mortgage broker, or no credit hit mortgage application, understand the distinction: a preliminary credit conversation is not the same as a fully underwritten approval. NoTouch Credit Pull helps establish direction. Once you choose a home and need a formal approval, the required verification process follows.

Use that early review to ask about student loan payments, overtime, commission income, recent job changes, and gift funds. Self-employed buyers may need a bank statement loan rather than FHA. Investors buying rental property may need DSCR financing. Good mortgage advice is not forcing every buyer into FHA. It is identifying the path that makes the offer and payment sustainable.

Broker Choice Versus a Single Product Shelf

A retail mortgage office can provide good service, and local professionals deserve respect. Valerie Holbrook at C&F Mortgage, Randy Rodgers at First Bank, The Cowart Team at NFM Lending, and Allison Davis at United Bank each represent retail channels with their own product shelves. Rocket Mortgage is a national online mortgage company often used for rate comparisons, while Movement Mortgage is a retail option known by many buyers for processing speed.

The difference is structure, not character. As an independent broker, I can compare wholesale mortgage options rather than being limited to one company shelf. That gives us room to examine FHA, conventional, USDA, VA, and specialty programs in the context of your file. My Dare to Compare approach is simple: put the numbers in front of you, explain the trade-offs, and let the best fit earn the business. My 24-Hr Guarantee is built around prompt, accountable communication when you are ready to move.

Ashland VA FHA Purchase FAQs

Can I buy a home in Ashland with FHA and 3.5% down?

Possibly. A 580 or higher qualifying score may allow a 3.5% down payment, but income, debts, the appraisal, and underwriting all matter. A conversation before house hunting will show whether that target is realistic.

What credit score is needed for an FHA purchase in Hanover County?

FHA guidelines can allow scores as low as 500 with 10% down, while 580 may permit 3.5% down. Individual mortgage sources can have stricter overlays, so do not rely on a score alone.

Can an FHA seller credit cover my closing costs in Ashland?

Seller credits can cover allowable closing costs and prepaid items within FHA and contract limits. Whether that creates little to nothing out of pocket depends on your down payment, credit structure, and final settlement figures.

Will an older Ashland home pass an FHA appraisal?

It can, provided it meets FHA property standards. Visible repair concerns such as peeling paint, roof problems, handrail issues, or safety hazards may need resolution before closing.

Is USDA better than FHA in Hanover County?

It depends on the property location and your eligibility. USDA can offer 0% down in eligible areas, while FHA may work for homes outside those zones or borrowers whose situation fits FHA better.

Does Mortgage Maestro offer NoTouch Credit Pull reviews?

Yes. Mortgage Maestro uses NoTouch Credit Pull to start a useful credit and payment conversation without leading with a hard inquiry. A formal approval later requires full documentation and the proper credit process.

Is Duane Buziak and Mortgage Maestro legitimate?

Yes. Duane Buziak is an independent mortgage broker with Coast2Coast Mortgage LLC, NMLS #1110647. Coast2Coast Mortgage LLC is NMLS #376205. Verify licensing, compare terms, and ask direct questions – that is how a mortgage decision should work.

How fast can Mortgage Maestro review an FHA scenario?

I aim to provide a clear first response quickly through my 24-Hr Guarantee, provided I have the basic income, asset, and property information needed. Complex files and formal approvals can take longer because accuracy matters.

A first home does not need a perfect financial story. It needs a realistic plan, a property that works, and a broker willing to explain the numbers before you are under contract. Call when you are ready to see whether FHA is your right next move.
