A $350,000 home in Ashland can look very different on paper depending on the loan you choose. In the FHA vs conventional mortgage decision, the right answer is rarely just about the lowest down payment. Your credit profile, monthly budget, future plans, and how long you expect to keep the home all matter.

I am Duane Buziak, NMLS #1110647, an independent mortgage broker serving Virginia buyers who want straight answers before they write an offer. FHA can create a realistic path for buyers rebuilding credit or bringing less cash to closing. Conventional can be the stronger long-term value when credit and down payment are solid. The job is to compare both honestly, not push a one-size-fits-all program.

FHA vs Conventional Mortgage: The Core Difference

FHA loans are insured by the Federal Housing Administration. They are known for flexible credit guidelines, a minimum 3.5% down payment for qualifying borrowers, and more room for buyers with recent credit challenges. FHA loans have loan limits that vary by county and require both upfront and monthly mortgage insurance.

Conventional loans follow guidelines set by Fannie Mae and Freddie Mac. They can require as little as 3% down for eligible first-time buyers, but approval and pricing usually reward stronger credit, steady income, and manageable debt. For 2026, the baseline conforming loan limit is $806,500, with a $1,249,125 limit in designated high-cost areas. Most Hanover County purchases fall comfortably below the baseline limit.

The 2020 U.S. Census counted 109,979 residents in Hanover County. That growth has helped keep competition active across Ashland, Mechanicsville, Doswell, Montpelier, and Beaverdam, where a clean pre-approval can matter as much as the offer price.

Feature FHA Mortgage Conventional Mortgage What It Means for You
Minimum down payment 3.5% with qualifying credit Often 3% to 5% for eligible buyers FHA may need slightly more cash, depending on the conventional option.
Credit flexibility More forgiving of lower scores and past issues Best pricing generally comes with higher scores FHA can be a practical bridge while conventional rewards stronger profiles.
Mortgage insurance Upfront and monthly FHA mortgage insurance Private mortgage insurance may be required below 20% down Conventional PMI can usually be removed later; FHA insurance often lasts longer.
Property standards FHA appraisal standards can be stricter Typically more flexible on property condition A fixer-upper or older home may fit conventional financing better.
Best fit Credit recovery, higher debt ratios, limited reserves Strong credit, future equity goals, flexible property choices The lowest rate is not always the lowest total cost.

Down Payment Is Only One Part of the Cash Question

Buyers often hear that FHA means 3.5% down and conventional means 20% down. That is outdated. A qualified first-time buyer may use 3% down conventional financing, and some buyers can use down payment assistance options such as Dynamo DPA or Turbo DPA when eligible.

Closing costs are separate from the down payment. Depending on the program, rate, seller concessions, and transaction structure, there may be no-out-of-pocket closing options. That does not mean costs disappear. It means they may be handled through a seller credit, a rate structure, or other permitted financing approach. Every option should be explained in dollars before you decide.

USDA and VA financing also deserve a look before you settle on FHA or conventional. Parts of Hanover County and nearby rural areas may be USDA-eligible. Eligible veterans can often find VA financing especially compelling, including VA cash-out refinancing up to 100% loan-to-value when qualifications are met.

Credit Score, Debt, and Mortgage Insurance

FHA is often the more forgiving program for a buyer who has student loans, a thin credit history, or a score that is still recovering. It does not erase the need for stable income and a sound payment history, but it can offer more flexibility than conventional underwriting.

Conventional financing may have a lower monthly cost when your credit is strong. Its private mortgage insurance is priced by risk, so a buyer with good credit may get favorable PMI that can eventually be removed after sufficient equity is established. FHA monthly mortgage insurance is frequently the sticking point for buyers who plan to stay put for years.

Do not guess which score is being used. A soft credit pull mortgage review can show the likely path without immediately creating an inquiry. Mortgage Maestro’s NoTouch Credit Pull process is designed for early planning conversations, especially for buyers who are unsure whether they are ready.

If you are researching a no hard inquiry mortgage pre approval, mortgage pre approval without hard pull, soft pull mortgage broker, or no credit hit mortgage application, the first step is still an honest income, asset, and debt review. NoTouch Credit Pull can help identify whether FHA, conventional, VA, USDA, or another route deserves a full application.

Worked Example: A $350,000 Ashland Home

Assume a $350,000 purchase price and a 30-year fixed term. These figures are simplified examples, not rate quotes, and exclude taxes, homeowners insurance, HOA dues, and closing costs.

With FHA at 3.5% down, the down payment is $12,250. The base loan amount is $337,750. FHA’s 1.75% upfront mortgage insurance premium equals $5,910.63, bringing the financed balance to approximately $343,661 if financed. At an illustrative 6.25% interest rate, principal and interest on $343,661 is about $2,116 per month. Add estimated monthly FHA mortgage insurance of roughly $239, and the housing payment before taxes and insurance is about $2,355.

Now assume 5% down conventional. The down payment is $17,500, creating a $332,500 loan. At an illustrative 6.50% rate, principal and interest is about $2,102 per month. If PMI costs an estimated $125 monthly, the payment before taxes and insurance is about $2,227.

The conventional buyer brings $5,250 more for the down payment in this example but saves about $128 monthly. Over five years, $128 multiplied by 60 months equals $7,680 in lower payments before considering changing balances, PMI removal, or future refinancing. That is why the FHA option can be best for getting in now, while conventional can be better for a borrower who has the extra cash and qualifying credit.

When FHA Is the Better Choice

FHA can be the sensible answer when a buyer needs underwriting flexibility more than they need the lowest possible monthly payment. It may fit a first-time buyer in Ashland who has good current income but a credit score affected by old medical collections, student debt, or a short credit history.

It can also work well when a buyer wants to preserve savings after closing. Owning a home without an emergency fund is not a victory. The best financing plan leaves room for repairs, moving costs, and real life.

The trade-off is mortgage insurance and property condition. FHA appraisals can flag peeling paint, damaged handrails, roof concerns, or other safety issues that a conventional appraisal may view differently. This matters in older homes around Hanover County.

When Conventional Is the Better Choice

Conventional financing usually deserves the first look when your middle credit score is strong, your debt-to-income ratio is comfortable, and you have at least 3% to 5% down. It gives you more flexibility with property types and a clearer path to eliminating PMI.

It can be particularly appealing for move-up buyers, borrowers buying a home that needs cosmetic work, and buyers who expect their income to grow. Self-employed clients may also pair conventional financing with a careful review of tax returns, while some may be better served by a bank statement loan. Investors generally should compare DSCR options rather than force a primary-residence program into an investment purchase.

Why an Independent Broker Comparison Matters

A retail bank or retail mortgage company has one product shelf. An independent broker can compare options across a broader wholesale marketplace. That distinction matters when FHA and conventional pricing are close, because one program may improve with a different mortgage company, a different PMI structure, or a different underwriting fit.

Valerie Holbrook at C&F Mortgage, Randy Rodgers at First Bank, The Cowart Team at NFM Lending, and Allison Davis at United Bank serve borrowers through their respective retail platforms. Rocket Mortgage provides a national online rate-comparison experience, while Movement Mortgage is often considered for processing speed. Those are legitimate choices. The difference is independence: I can shop more than 500 wholesale lenders rather than offer one shelf of programs.

That is the point of Dare to Compare pricing. It is not about attacking another professional. It is about putting FHA, conventional, USDA, VA, and specialty options side by side so you can see the actual numbers. With my 24-Hr Guarantee, you should not be left wondering what happens next.

FHA vs Conventional Mortgage FAQs

Is FHA or conventional better for first-time buyers in Ashland?

Neither automatically wins. FHA often helps buyers with lower scores or higher debt, while conventional can cost less monthly for buyers with stronger credit.

Can I buy a Hanover County home with 3% down conventional?

Yes, eligible buyers may qualify for 3% down conventional financing. Your income, credit, occupancy, and property details determine eligibility.

Does FHA require 20% down in Virginia?

No. FHA commonly allows 3.5% down for qualifying borrowers, though closing costs and required reserves are separate considerations.

Can conventional PMI be removed later?

Usually, yes. PMI may be removed when you meet the servicer’s equity and payment-history requirements. FHA mortgage insurance follows different rules.

Is an FHA appraisal tougher on older Ashland homes?

It can be. FHA focuses on safety, soundness, and security, so condition items may need correction before closing.

Can I check mortgage options without an immediate credit inquiry?

A NoTouch Credit Pull planning review may be available. Ask about a soft pull mortgage broker conversation before submitting a full application.

Should veterans compare VA against FHA and conventional?

Absolutely. VA financing can be a powerful option for eligible veterans, often with no monthly mortgage insurance and flexible terms.

Can I use down payment assistance with FHA or conventional?

Possibly. Programs such as Dynamo DPA and Turbo DPA may work with qualifying loan types and borrower profiles.

The right mortgage is the one that supports your next move without creating a payment you regret six months after closing. Bring the real numbers, the credit questions, and the property address. I will help you compare the paths plainly.
