A refinance can lower a payment, shorten a loan term, remove mortgage insurance, or provide cash for a major goal. But the new rate is only half the decision. Refinance costs explained clearly means looking at every dollar involved, how that dollar is paid, and how long you plan to keep the home in Ashland, Virginia and Hanover County.
I’m Duane Buziak, Mortgage Maestro and an independent mortgage broker with Coast2Coast Mortgage LLC, NMLS #1110647. My job is to put the math in plain English before you make a decision based on a headline rate.

Refinance costs explained clearly: what you may pay
Refinancing replaces your existing mortgage with a new one. That means there are third-party services, title work, government recording charges, and mortgage-related fees to handle again. Costs vary by loan amount, property type, credit profile, occupancy, loan program, and whether the borrower chooses to pay points for a lower rate.
Common charges include an appraisal, credit report, title search and title insurance, settlement services, recording fees, prepaid interest, and initial escrow funding for taxes and insurance. Some costs are fixed or close to fixed. Others move with the loan amount or the pricing available on a particular day.
A useful distinction: prepaid items and escrow deposits are not the same as broker, title, or appraisal charges. They are funds collected for expenses that will come due, such as property taxes, homeowners insurance, and daily interest. Your prior escrow balance is generally handled separately by your current mortgage servicer after payoff.
| Cost category | What it covers | Typical timing | What can change it |
|---|---|---|---|
| Appraisal | Independent property-value review | Before closing | Property type and appraisal requirements |
| Title and settlement | Ownership search, closing coordination, title coverage | At closing | Loan amount, county charges, title history |
| Prepaids and escrow | Interest, taxes, and insurance reserves | At closing | Closing date and local tax or insurance cycles |
| Points or pricing credit | Rate pricing selected for the new mortgage | At closing | Rate, credit, term, and market conditions |
For local context, Hanover County is not a high-cost conforming area. The 2026 baseline conforming loan limit is $806,500, according to the Federal Housing Finance Agency. That limit matters when a larger refinance is being structured, although most homeowner decisions still come down to the payment, closing costs, and equity position.
A worked refinance example with real math
Say an Ashland homeowner has a $320,000 balance at 7.25% on a 30-year fixed mortgage. Their principal-and-interest payment is about $2,183 per month. A new 30-year fixed mortgage at 6.25% on the same $320,000 balance has an estimated principal-and-interest payment of about $1,970 per month.
That is a monthly difference of $213. Assume total refinance charges, excluding any refunded existing escrow balance, are $6,390. The straightforward break-even calculation is $6,390 divided by $213, or 30 months.
That does not automatically make refinancing right. If the homeowner expects to sell in 18 months, a 30-month break-even does not fit. If they expect to stay five years, the payment savings could add up to $12,780 over 60 months before considering the changing balance, tax treatment, or future rate opportunities. If the new loan restarts a 30-year term, we should also compare a shorter term or a strategy of paying extra principal.
No-out-of-pocket closing options are not free
Many homeowners prefer no-out-of-pocket closing options. Those can be useful when preserving savings matters more than bringing funds to settlement. The costs may be covered through a rate pricing credit, added to the new loan balance when program rules permit, or offset by available equity in a cash-out structure.
The trade-off is real. A higher rate can create a pricing credit but may raise the monthly payment compared with paying costs directly. Financing eligible costs means borrowing more. The right choice depends on cash reserves, the payment goal, and your expected time in the home. I show both versions side by side so the decision is yours, not a sales script.
For VA-eligible homeowners, VA cash-out refinancing can go to 100% loan-to-value when the file meets applicable requirements. Conventional cash-out refinancing is capped at 90% loan-to-value. That difference can matter for Hanover County owners consolidating higher-interest debt or funding a necessary project, but cash-out should be evaluated carefully because it converts other debt into debt secured by your home.
The questions that change the refinance math
Start with the purpose. A payment reduction is different from removing FHA mortgage insurance, changing an adjustable-rate mortgage, shortening the payoff timeline, or accessing equity. Then look at the whole payment, including taxes, insurance, and any HOA dues, rather than focusing only on principal and interest.
Credit deserves a calm conversation, not guesswork. A soft credit pull mortgage review can help us discuss options without beginning with a hard inquiry. NoTouch Credit Pull is designed for that early review. If you are looking for no hard inquiry mortgage pre approval, mortgage pre approval without hard pull, a soft pull mortgage broker, or a no credit hit mortgage application, ask how NoTouch Credit Pull applies to your situation before a full application is submitted.
Self-employed homeowners may need a different path than a W-2 borrower. Bank statement loan options can be worth reviewing when tax returns do not tell the full income story. Investors may evaluate DSCR refinancing based more heavily on rental cash flow. Neither option should be assumed to beat conventional pricing, but both can solve a legitimate documentation problem.
Why an independent broker comparison matters
A refinance quote should be comparable, not merely attractive. Ask for the rate, annual percentage rate, points or credits, estimated cash to close, loan term, and whether the quote assumes an escrow account. One number without the rest can hide the trade-off.
Valerie Holbrook / C&F Mortgage, Randy Rodgers / First Bank, The Cowart Team / NFM Lending, and Allison Davis / United Bank each represent retail mortgage channels. Rocket Mortgage is a national online mortgage company often used for rate comparison, while Movement Mortgage is a retail option often associated with processing speed. These are legitimate places for a homeowner to compare.
The difference is product shelf, not personal criticism. A retail representative works within that company’s offerings. As an independent broker, I can compare wholesale options across more than 500 providers and use Dare to Compare pricing to test whether a proposed refinance is genuinely competitive. As a solo producer, I also stay accountable from the first numbers through closing, backed by a 24-Hr Guarantee for responsive communication.
Frequently asked questions about refinancing in Ashland
How much does a refinance cost in Ashland, VA?
It depends on loan size, title work, appraisal needs, prepaid taxes and insurance, and the rate structure selected. Review a written estimate rather than relying on a flat dollar estimate.
Can I refinance with little to nothing out of pocket at closing?
Yes, no-out-of-pocket closing options may be available. They usually involve a pricing credit, eligible costs financed into the loan, or equity, so compare the long-term cost.
Is an appraisal always required for a Hanover County refinance?
No. Some conventional and government refinance files may qualify for an appraisal waiver or streamlined process. Eligibility is determined by the program and the individual file.
How long should I stay in my Ashland home after refinancing?
Stay at least through your estimated break-even period whenever possible. Divide refinance costs by monthly savings, then consider your likely sale, relocation, or payoff plans.
Can a VA homeowner refinance at 100% loan-to-value?
A VA cash-out refinance can go to 100% loan-to-value when requirements are met. This is different from conventional cash-out refinancing, which is limited to 90% loan-to-value.
Will checking refinance options hurt my credit score?
An early soft credit pull mortgage review may avoid a hard inquiry. A complete application can require different authorization, so ask what type of credit review is being used.
Can self-employed homeowners refinance without traditional W-2 income?
Often, yes. Conventional documentation may work, and bank statement loan options can help qualified self-employed borrowers whose deposits better reflect their income.
Should I compare a broker with Rocket Mortgage or a local retail option?
Yes. Compare the same loan type, term, rate, points or credits, and cash-to-close estimate. A fair comparison helps you see whether the payment and total cost truly fit.
A refinance should leave you clearer than when you started. If the numbers do not improve your position within a timeframe that makes sense for your life, waiting is a valid answer. Call me before you make that call based on a single advertised rate.
