A VA cash-out refinance can put the equity in your home to work, but it also replaces your current mortgage with a new one. For veterans in Ashland, Virginia and Hanover County, that can be a smart move for paying off high-interest debt, funding a major home project, or creating financial breathing room. It is not automatically the right move just because your home has appreciated.

I am Duane Buziak, NMLS #1110647, an independent mortgage broker with Coast2Coast Mortgage LLC. My job is to help you compare the numbers, the payment, and the long-term tradeoff before you turn home equity into cash.

What a VA Cash-Out Refinance Does

A VA cash-out refinance is a new VA mortgage that pays off your existing mortgage and delivers the remaining approved proceeds to you. Unlike a rate-and-term refinance, you can use the funds for almost any legitimate purpose: consolidate credit cards, renovate a kitchen, cover education expenses, or build reserves for a changing season of life.

You do not need to have a VA loan now to use VA cash-out. Eligible veterans may refinance an existing conventional, FHA, or other mortgage into a VA loan, subject to VA eligibility, underwriting, appraisal, occupancy, and available entitlement. This is generally for a primary residence, not a vacation home or investment property.

The headline rule matters: VA cash-out can go to 100% loan-to-value (LTV) based on the new appraised value. That does not mean every homeowner will qualify for the full amount. Income, residual income, debt-to-income ratio, credit profile, appraisal results, and the full mortgage payment still matter.

Why 100% LTV Can Matter in Hanover County

A conventional cash-out refinance generally tops out at 90% LTV. VA cash-out at 100% LTV can create more usable equity without requiring a second mortgage payment. That difference can be meaningful when a homeowner has equity but does not want to leave a large percentage trapped in the property.

For local context, Hanover County had 109,979 residents in the 2020 Census, according to the U.S. Census Bureau. Growth, commuting patterns, and different property types from Ashland to Montpelier and Beaverdam mean an appraisal should be based on relevant nearby sales, not a broad online estimate.

A VA cash-out refinance should still be judged by affordability, not by the maximum available amount. Pulling every possible dollar can raise the monthly payment, restart a loan term, and reduce the equity cushion you may want later.

A Worked VA Cash-Out Example

Assume your Ashland-area home appraises for $425,000. You currently owe $286,000 on your mortgage. A VA cash-out refinance at 100% LTV permits a maximum new base loan of $425,000, assuming the rest of the file qualifies.

Here is the real math. Start with the $425,000 new loan amount. Pay off the existing $286,000 mortgage. Assume $11,500 in allowable closing costs, prepaid items, and funding fee are financed into the transaction structure. That leaves $127,500 in gross cash available:

$425,000 – $286,000 – $11,500 = $127,500

If you choose to receive $100,000 instead, the new loan could be structured around $397,500, depending on fees and final figures. The key question is not whether you can access $127,500. It is whether the purpose of the cash justifies the new payment and interest paid over time.

For example, using $35,000 to eliminate credit card balances carrying 22% interest may improve monthly cash flow. Using $35,000 for discretionary spending while moving from a low existing rate into a materially higher new rate may not. We review both sides before recommending anything.

Costs, Rates, and No-Out-of-Pocket Closing Options

Every refinance has costs, even when you choose no-out-of-pocket closing options. Appraisal, title work, recording charges, prepaid taxes and insurance, and applicable VA funding fees do not disappear. Depending on pricing, they may be financed into the loan or addressed through a rate-credit structure. That can preserve cash at closing, but it may mean a higher rate or larger balance.

VA funding fee treatment depends on your service history, prior VA loan use, and disability status. Veterans receiving VA compensation for a service-connected disability may be exempt, but that must be verified before final numbers are quoted.

One more point: a lower advertised rate is not a complete comparison. Look at the rate, fees, cash received, projected payment, break-even period, and whether the loan still supports your plans three to five years from now.

Why an Independent Broker Comparison Matters

A single retail institution can offer only the programs and pricing on its own shelf. As an independent broker, I can compare options across 500+ wholesale sources and explain the tradeoffs plainly. That is the difference behind Mortgage Maestro’s Dare to Compare approach.

This is not a knock on local professionals. Valerie Holbrook at C&F Mortgage, Randy Rodgers at First Bank, The Cowart Team at NFM Lending, and Allison Davis at United Bank serve borrowers through retail platforms. Rocket Mortgage is a useful national online mortgage company for a rate comparison, while Movement Mortgage is often associated with retail processing speed. Each option has a structure. A broker comparison gives you a wider set of potential VA cash-out paths rather than one product shelf.

As a solo producer, I also stay directly involved from the initial strategy conversation through closing. That matters when an appraisal, income question, or payoff detail changes the file.

Start With a Credit Conversation, Not a Guess

Credit uncertainty stops many homeowners before they ask the right questions. A soft credit pull mortgage review can help us discuss likely options without immediately creating a hard inquiry. NoTouch Credit Pull is designed for that early planning stage, and it lets us look at the full picture before you decide whether to move forward.

If you are searching for a no hard inquiry mortgage pre approval or a mortgage pre approval without hard pull, understand that a full application and final approval may eventually require verification and credit authorization. But early guidance does not have to begin with a hard hit. A soft pull mortgage broker conversation can be especially useful if you are watching scores, recently paid down debt, or simply want to compare scenarios.

NoTouch Credit Pull can also serve homeowners looking for a no credit hit mortgage application experience at the initial review stage. We can discuss income, current payment, estimated value, debts, and VA eligibility before you make a final decision.

Frequently Asked Questions

Can Ashland veterans get 100% LTV on a VA cash-out refinance?

Yes, VA cash-out permits up to 100% LTV based on the appraised value, subject to full underwriting, income, credit, residual-income, occupancy, and entitlement requirements.

Do I need an existing VA loan to use VA cash-out in Hanover County?

No. An eligible veteran may use VA cash-out to refinance a current non-VA mortgage into a VA mortgage if the property and borrower meet program requirements.

How much cash can I take from my Ashland home?

It depends on the appraised value, your current payoff amount, closing costs, VA funding fee treatment, and your ability to qualify for the new payment.

Can VA cash-out pay off credit cards or student loans?

Yes. Proceeds may be used for debt consolidation, including credit cards and student loans. We should compare the lower payment against the risk of extending short-term debt over a longer mortgage term.

Is there a VA funding fee for cash-out refinancing?

Often, yes. The amount depends on VA rules and your circumstances. Some veterans with qualifying service-connected disability compensation are exempt.

Are no-out-of-pocket closing options available for Hanover County VA refinances?

They can be, depending on pricing and loan structure. Costs may be financed or offset with a rate-credit structure, which should be reviewed carefully because it affects the rate or balance.

Will a NoTouch Credit Pull affect my credit score?

NoTouch Credit Pull is used for initial planning without a hard inquiry. A later full application may require your authorization for additional verification.

Is VA cash-out better than conventional cash-out for Mechanicsville or Doswell homeowners?

It depends. VA can reach 100% LTV and has no monthly mortgage insurance, while conventional cash-out generally caps at 90% LTV. Rates, fees, eligibility, and your cash goal determine the better fit.

A cash-out refinance should leave you with more control, not simply a larger mortgage. If you are weighing options in Ashland, Hanover County, Mechanicsville, Doswell, Montpelier, or Beaverdam, call before committing to a number from an online calculator. We can run the payment, the cash-to-you figure, and the long-term cost side by side.
