Assume you are buying a Hanover County single-family rental for $400,000 with 25% down. Your loan amount is $300,000. The appraiser’s market-rent schedule supports rent of $3,200 per month.
Now assume the estimated monthly principal and interest payment is $2,070, property taxes are $340, insurance is $150, and homeowners association dues are $40. Your total monthly housing payment is $2,600: $2,070 + $340 + $150 + $40 = $2,600.
The DSCR is $3,200 divided by $2,600, or 1.23. In practical terms, the property generates $600 more in qualifying monthly rent than its housing payment. Over 12 months, that is $7,200 before repairs, vacancy, management, and other operating expenses. DSCR underwriting is not a substitute for a complete investment analysis. You still need to budget for turnover, maintenance, capital improvements, and the months when a tenant does not pay on time.
Suppose another program offers a monthly payment of $2,550 but requires a five-year prepayment penalty, while a second option costs $2,600 with a shorter penalty. The first option saves $50 monthly, or $600 annually. If you refinance after two years and the penalty is 3% of a $294,000 remaining balance, that penalty could be $8,820. Saving $1,200 over two years would not offset it. That is why the lowest payment is not always the best deal.
