A home price can look intimidating until you separate the price from the loan amount. For Ashland, Virginia buyers, the 2026 conforming limits set an important line: a one-unit conventional loan up to $806,500 may fit standard conforming financing in Hanover County. That can affect available pricing, down payment strategy, and whether a buyer needs to consider a jumbo loan.

I’m Duane Buziak, NMLS #1110647, an independent mortgage broker serving Ashland and Hanover County. My job is to make the numbers plain before you write an offer – especially if you are wondering whether student loans, a modest down payment, or a credit-score question will stop your plans.

What the 2026 conforming limits mean

For 2026, the baseline conforming loan limit is $806,500 for a one-unit property. The high-cost ceiling is $1,249,125. Hanover County, including Ashland, uses the baseline $806,500 one-unit limit rather than the high-cost ceiling.

The key word is loan. A buyer can purchase a home priced above $806,500 and still use a conforming loan by making enough of a down payment. Conversely, a buyer can purchase below that price but exceed the limit if the loan structure and property details push the financed amount above the county maximum.

The Federal Housing Finance Agency publishes county-level conforming limit data, and Hanover County’s 2026 one-unit baseline is $806,500. That local figure matters more than a national headline because limits are determined by the property county, not by where you work or where you currently live.

For a primary residence, second home, or investment property, the available terms can differ. Property units matter, too. A duplex, triplex, or four-unit property has separate limits. Before assuming a home requires jumbo financing, run the exact loan amount, occupancy, down payment, and property type.

A worked purchase example with real math

Consider a buyer under contract on an $825,000 home in Hanover County.

With 5% down, the down payment is $41,250. Subtract that from the purchase price: $825,000 – $41,250 = $783,750 loan amount. That is $22,750 below the 2026 baseline conforming limit of $806,500.

Now use 3% down instead. Three percent of $825,000 is $24,750. The loan amount becomes $825,000 – $24,750 = $800,250. That is still conforming, sitting $6,250 below the county limit. The buyer preserves $16,500 in cash compared with the 5% down example, although mortgage insurance, rate, assets, and debt-to-income must all be reviewed before deciding that lower down payment is the better move.

That is why a purchase price alone does not tell the full story. A buyer who thinks, “This home is over $806,500, so it must be jumbo,” may be overlooking a conforming option. Another buyer may be better served by a jumbo structure, even if they can technically stay conforming. It depends on the full financial picture.

When a conforming loan may not be the best fit

Conforming financing is common, but it is not automatically the winner. VA-eligible veterans may have options that do not use the conforming loan limit in the same way, subject to entitlement and underwriting. VA purchase financing can be especially valuable for qualified borrowers, and VA cash-out refinances can go to 100% LTV when eligibility and underwriting requirements are met.

USDA may be a strong option for eligible properties and households in rural-eligible parts of Hanover County, including areas around Doswell, Montpelier, and Beaverdam. FHA can help when credit history or down payment savings need more flexibility. Dynamo DPA, Turbo DPA, and Homes for Heroes may also be worth reviewing when available and appropriate.

For self-employed buyers, bank statement programs can be a better match than forcing tax-return income into a conventional box. For real estate investors, DSCR financing looks more closely at property cash flow than personal wage income. A good broker conversation starts with the borrower’s goal, not a preselected product.

Why broker independence matters near the limit

When your loan amount is near $806,500, small pricing differences can matter. One product shelf may show one answer. An independent broker can compare options across 500+ wholesale mortgage sources and explain the trade-offs in plain English.

That is the difference between Mortgage Maestro and a single-shelf retail setup. Valerie Holbrook / C&F Mortgage, Randy Rodgers / First Bank, The Cowart Team / NFM Lending, and Allison Davis / United Bank each work within their organization’s available products and process. Rocket Mortgage offers a national online rate-comparison experience, while Movement Mortgage is often considered for retail processing speed. Those can all be reasonable places to compare.

My role is different: I am not limited to one organization’s shelf. With Dare to Compare pricing, a 24-Hr Guarantee, and access to broad wholesale choices, I can help you compare a conforming, jumbo, VA, FHA, USDA, or specialized option without pretending one answer fits everyone.

Check your position before a hard inquiry

Credit uncertainty should not keep an Ashland buyer from asking questions. A soft credit pull mortgage review can provide useful direction without an immediate hard inquiry. NoTouch Credit Pull is designed for buyers who want an initial read on score, liabilities, and possible payment range before they commit to a full credit event.

If you are searching for a no hard inquiry mortgage pre approval or a mortgage pre approval without hard pull, understand the distinction. A preliminary soft review is not the same as a final approval. Once you select a property and move toward formal underwriting, a full application and required credit process may be necessary.

Still, a soft pull mortgage broker conversation can be the right first move for a buyer with student loans, recent job changes, or uncertainty around a prior late payment. NoTouch Credit Pull can also help organize the next steps before you make an offer. If you have been putting off a no credit hit mortgage application, start with the facts instead of guessing.

For a one-unit property in Ashland and Hanover County, the 2026 baseline conforming loan limit is $806,500.

Does a home price above $806,500 require a jumbo loan?

Not necessarily. The limit applies to the loan amount. A sufficient down payment can keep the loan at or below $806,500.

Does Hanover County receive the $1,249,125 high-cost limit?

No. The $1,249,125 figure is the 2026 high-cost ceiling for designated counties. Hanover County uses the $806,500 baseline for one-unit properties.

Can a VA buyer in Ashland borrow above the conforming limit?

Potentially, yes. VA financing follows its own entitlement and underwriting framework rather than the conforming loan-limit structure.

Are USDA loans available near Ashland and Hanover County?

Some surrounding rural-eligible areas may qualify, particularly near Doswell, Montpelier, and Beaverdam. Property address and household eligibility must be checked.

A soft credit pull mortgage review through NoTouch Credit Pull may help you understand your starting point without an immediate hard inquiry.

Is 3% down possible on a home near the conforming limit?

It can be, if the resulting loan amount stays within the $806,500 limit and the borrower meets the applicable credit, income, asset, and mortgage insurance requirements.

Yes. Compare total cost, product choices, communication, underwriting fit, and timing. The lowest advertised rate is not always the lowest-cost or best-fitting path.

A limit is not a verdict on what you can buy. It is a planning number. Get the actual math early, keep your options open, and make your offer from a position of clarity.
