Duane Buziak Teaches: VA Conventional Cash-Out vs. Conventional Cash-Out

A VA conventional cash-out decision is not just about finding the largest possible check. For homeowners in Ashland, Virginia, Hanover County, Mechanicsville, Doswell, Montpelier, and Beaverdam, it is about choosing the loan structure that fits your eligibility, equity, payment, and long-term plans. A VA cash-out refinance can go to 100% loan-to-value, while conventional cash-out refinancing is capped at 90% loan-to-value. That difference can be substantial, but the right answer still depends on the full picture.

I am Duane Buziak, NMLS #1110647, an independent mortgage broker with Coast2Coast Mortgage LLC. My job is to help you compare real options clearly, not push you toward one shelf of products.

What Is a Cash-Out Refinance?

A cash-out refinance replaces your current mortgage with a new, larger mortgage. The difference between the new loan amount and your existing payoff, after applicable closing costs, is paid to you. Homeowners commonly use proceeds for high-interest debt, major repairs, tuition, emergency reserves, or investment goals.

The trade-off is simple: you are securing that borrowed money with your home. A lower monthly payment can be useful, but extending repayment over 30 years may increase total interest. It is worth running the numbers before consolidating credit-card debt or funding a project that will not improve your household finances or property value.

For 2026, the baseline conforming loan limit is $806,500. The high-cost ceiling is $1,249,125. Hanover County is not a high-cost-limit county, so the baseline figure is generally the relevant conforming benchmark here. The Federal Housing Finance Agency publishes these annual limits.

VA Conventional Cash-Out: The Core Differences

VA cash-out is available to eligible veterans, active-duty service members, and certain surviving spouses who meet VA and program requirements. It can be especially powerful because VA cash-out refinancing can reach 100% loan-to-value. In plain English, qualified VA borrowers may be able to refinance up to the full appraised value of the home.

Conventional cash-out refinancing has a maximum 90% loan-to-value. That means at least 10% equity must remain in the home after the refinance. Conventional loans may fit homeowners who are not VA-eligible, have strong credit and equity, or want to avoid a VA funding fee when the pricing and payment comparison supports that decision.

A Worked Dollar Example

Assume your Hanover County home appraises for $450,000 and your current mortgage payoff is $310,000. You want $55,000 for a kitchen renovation, roof replacement, and credit-card payoff. Estimated financed closing costs and prepaid items total $10,000.

With a conventional cash-out refinance, the maximum new loan at 90% loan-to-value is $405,000: $450,000 × 0.90 = $405,000. Subtract the $310,000 payoff and $10,000 in costs, and the maximum available cash is $85,000.

With VA cash-out at 100% loan-to-value, the maximum new loan is $450,000: $450,000 × 1.00 = $450,000. Subtract the same $310,000 payoff and $10,000 in costs, and the available cash is $130,000. That is a $45,000 difference in accessible equity.

That does not automatically mean the VA option wins. If you need only $55,000, taking the full $130,000 would create unnecessary debt. The smarter move may be to borrow only what solves the actual problem while keeping payment and total interest in view.

When Conventional Cash-Out Can Be the Better Choice

Conventional is not the consolation prize. It can be the better fit when you have meaningful equity, excellent credit, and a scenario where conventional pricing produces a lower total cost. This is particularly relevant for homeowners with a smaller cash need who do not need VA’s 100% loan-to-value capability.

It may also be preferable when a VA funding fee changes the math unfavorably, although exemptions may apply for eligible borrowers with qualifying disability status. Every case deserves a side-by-side estimate rather than a generic claim that one program is always cheaper.

For self-employed homeowners, income documentation can be just as important as equity. A conventional cash-out loan may use traditional tax-return income, while some borrowers may need a separate bank statement loan discussion. For rental-property owners, DSCR financing could be more relevant than either owner-occupied cash-out path.

Why Ashland Homeowners Should Compare a Broker With a Single Shelf

A retail bank representative generally works from one institution’s product shelf. The same is true of retail channels such as Valerie Holbrook / C&F Mortgage, Randy Rodgers / First Bank, The Cowart Team / NFM Lending, and Allison Davis / United Bank. Those professionals may be a fit for some borrowers, but their available programs come from their respective organizations.

As an independent broker, I can compare options across more than 500 wholesale lenders. That means looking at VA, conventional, FHA, USDA, bank statement, and DSCR possibilities based on your scenario instead of forcing every borrower into one channel. Rocket Mortgage can be useful as a national online rate-comparison reference, while Movement Mortgage is often recognized for retail processing speed. Neither replaces a detailed local comparison of eligibility, appraisal, closing costs, and payment.

A lower advertised rate is not automatically a lower-cost mortgage. Points, credits, closing costs, mortgage insurance, funding fees, and the time you plan to keep the loan all matter. My Dare to Compare approach is built around showing the math in plain language.

Check the Numbers Before a Full Application

Credit uncertainty stops many homeowners before they even ask a question. It should not. A soft credit pull mortgage review can help identify likely options without immediately creating a hard inquiry. NoTouch Credit Pull is designed for that early conversation, giving you a clearer view of where you stand before choosing a direction.

If you are searching for a no hard inquiry mortgage pre approval, mortgage pre approval without hard pull, soft pull mortgage broker, or no credit hit mortgage application, understand the distinction: a preliminary review can be helpful, but a completed loan application and underwriting process may still require a traditional credit report. NoTouch Credit Pull helps start with information rather than assumptions.

NoTouch Credit Pull is particularly useful if you are weighing a cash-out refinance against waiting, paying down debt first, or using another source of funds. The goal is clarity, not pressure.

Frequently Asked Questions

Can I get 100% cash-out with a VA refinance in Ashland, Virginia?

Eligible VA borrowers can refinance up to 100% loan-to-value through a VA cash-out refinance, subject to credit, income, appraisal, occupancy, and VA program requirements.

Is conventional cash-out limited to 90% loan-to-value?

Yes. Conventional cash-out refinancing has a maximum 90% loan-to-value, meaning you generally must retain at least 10% equity after the new loan closes.

Can I use cash-out proceeds to pay off credit cards?

Yes, cash-out proceeds may be used to pay off credit cards. Compare the lower monthly payment against the long-term cost of moving unsecured debt onto a mortgage secured by your home.

Does a VA cash-out refinance require my current mortgage to be VA?

No. Eligible borrowers may use a VA cash-out refinance to replace an existing conventional, FHA, or VA mortgage, provided they meet VA and underwriting requirements.

Can Mortgage Maestro review my credit without a hard inquiry?

Yes. Mortgage Maestro can begin with NoTouch Credit Pull for a preliminary credit conversation. A full application may require a hard credit inquiry later in the process.

Are no-out-of-pocket closing options available for cash-out refinancing?

They may be available depending on the rate, loan program, equity, and transaction details. They do not mean costs disappear; costs may be financed or offset through pricing.

What if I am self-employed in Hanover County?

Self-employed borrowers may qualify using standard documentation or, when appropriate, a bank statement loan. The right documentation path depends on income consistency, credit, assets, and occupancy.

Should I compare VA and conventional cash-out before applying?

Yes. A side-by-side comparison of payment, cash available, fees, total interest, and future plans is the best way to determine which option fits your household.

A cash-out refinance should leave you with more control, not just more debt. Before you tap equity, put the purpose, monthly payment, and exit plan on the same page. That is how a useful refinance stays useful.
